For many people moving to the region, the first big decision is renting vs buying in Niagara. There’s no single right answer. It depends on your savings, your plans for the next few years and how much time you want to spend on upkeep. Here’s a simple way to think it through.
This post is general information, not financial advice. Talk to a financial advisor or mortgage professional about your own situation.
The upfront costs
Buying usually means a down payment, plus closing costs like land transfer tax, legal fees, a home inspection and moving. Those costs add up quickly, before you’ve bought a single piece of furniture.
Renting in Ontario usually means first and last month’s rent and your move. That leaves more of your savings free for other goals, or for an emergency fund.
The monthly picture
A mortgage payment is only part of owning. Owners also pay property tax, home insurance and, in a condo, monthly condo fees. Then there’s maintenance: a new roof, a furnace, a water heater. Those costs don’t come on a schedule.
Renters pay rent, tenant insurance and utilities. At Parkside Living, hydro and water are billed through Carma, and there’s no gas bill since the building is all-electric. Repairs to the building and appliances are handled by the property team.
Flexibility
This is where renting often wins. If your job changes, your family grows or you want to try a new city, renting lets you move without selling a home. Many people rent for a few years to get to know Niagara before deciding where, or whether, to buy.
Building equity
Buying builds equity over time, and that’s a real advantage if you plan to stay put for many years. Renting doesn’t build equity directly, but the money you don’t spend on a down payment and closing costs can still be saved or invested.
Lifestyle and upkeep
Ask yourself how you want to spend your weekends. Owners handle lawn care, snow clearing and repairs themselves, or pay someone to. Renters in a newer building spend that time at the park, the winery or the lake.
When a condo-style rental makes sense
A condo-style rental gives you many of the things people buy a condo for, without the purchase. At Parkside Living, that means around 1,000 sq ft of space, quartz counters, stainless steel appliances, in-suite laundry and a private balcony or terrace, in a quiet boutique building of just 34 suites.
It’s a good fit if you:
- Want a new, well-finished home without a down payment
- Are new to Niagara and want time to learn the area
- Would rather not deal with maintenance or repairs
- Value the freedom to move in a few years
